Compare your assessment with near-identical homes nearby

Your reassessment notice arrived and your township’s appeal window is open. The free check compares your home with near-identical homes nearby. If they’re assessed lower, the evidence packet gives you the comparables and the filing steps to appeal it yourself.

Free Assessment Check

Live now: confirms your PIN, shows your assessed values for 2023–2026 and a preview case-strength estimate for houses and condo units. Not yet: your appeal deadline.

Include the unit for condos, and the city or ZIP code if the street exists in several towns. We only accept an exact match; otherwise you choose from the Assessor’s records.

Deadlines are set by township. Cook County reassesses one region a year and opens appeal windows township by township. When the check is live, it shows your township’s dates as published in the Assessor’s calendar, with the date we verified them. That calendar isn’t loaded yet.

Report anatomy

Evidence you can file, in a fixed order

Every packet opens with the answer, then what to do and by when, then the evidence. It always closes with what it doesn’t cover and the official sources behind it.

No packet has been generated yet, so we show its structure and data sources rather than invented numbers. A real sample will appear here once the first loads are published.

How each fact will be marked

  • Sourced · value taken from a named dataset and record
  • Not published by source · the publisher doesn’t record this
  • Could not be read · the record exists but a value failed strict checks
  • Not checked · outside what this report covers

Official sources

Built on free public records, and linked to them

The Cook County Assessor publishes assessed values, characteristics and sales as open data and runs its own property search. CivicDelta does the comparable selection and shows its work.

Do you file the appeal for me?

No. The packet gives you the evidence and step-by-step instructions, and you file it yourself. CivicDelta isn’t a law firm or a tax representative.

What if my case is weak?

The free check says so plainly and doesn’t offer the packet. You can opt in to a reminder for the next cycle.

Which properties are covered?

At launch: Cook County residential properties with enough comparable homes. Unusual or mixed-use properties will show “not yet covered.”

How current is the data?

Assessed values will refresh weekly, and daily while any township window is open. Every report shows its capture dates.

Is this legal advice?

No. Reports are informational evidence built from public records.
